Why they called
Water down an interior wall. Two roofers had quoted a full tile replacement.
What we found
The tile was fine. The underlayment was 26 years old and had gone to powder — which is exactly what a 20-year paper does under California sun.
What we did
Lifted and stacked 2,610 tiles. Re-papered with two-ply, replaced 40 linear ft of rotten batten and all the valley metal, relaid the original tile.

A full tile replacement had been quoted at $61,000. We re-used 94% of their tile; 156 broke and they were charged for 156.

What is actually included

Sound tile re-used

Tile lasts fifty years. The paper under it lasts twenty. We stack and re-lay what is good and only buy in what actually broke.

New underlayment

Two-ply or single-ply high-temp, which is the layer that was actually keeping the water out.

Batten replacement

Rotten battens are what let tile slip out of line. They are replaced as standard, not as an extra.

Matched replacement tile

We source to your profile and colour. On discontinued tile we pull from the least visible slope so the street elevation stays uniform.

Valley and headwall metal

Replaced in every case. It is buried under tile and nobody wants to lift the roof twice.

Walkable when finished

Tile that has been walked wrong cracks. Ours is set to be serviced without breaking it.

Before you call

Usually not. Tile itself rarely fails; the underlayment under it does, at about twenty years. A lift-and-relay re-uses your tile and costs a fraction of new.

Nearly always. Where a profile is discontinued we take tile from a rear slope for the visible elevation and put the closest match out of sight.

Budget five to eight per cent on concrete, more on old clay. We count what breaks and show you — you are not charged for a guess.

If it already has tile, no. If you are converting from shingle we have the framing checked first and tell you honestly if it needs work.
