- What we found
- No single leak. The shingles had lost their granules on the south slope and the felt underneath had gone brittle end to end. Three previous patches, all sealant, all failed.

- Full tear-off. Eleven sheets of decking replaced along the south eave where it had stayed damp. Synthetic underlayment, new valley and wall metal, ridge vent added — the attic had intake and no exhaust.
Decking was the only change to the quote. Eleven sheets, priced per sheet, photographed before they went on.
